Commercial Mini-Splits & Ductless Systems

Ductless mini-split installation, service and maintenance for server rooms, treatment rooms, back offices and additions in North Shore commercial buildings.

Some rooms in a commercial building need their own answer, and running new duct to them is rarely it.

Where a mini-split earns its place

A server closet that overheats while the rest of the floor is comfortable. A treatment room that has to hold a different temperature from the waiting area. A back office added after the original system was sized, borrowing air from a zone that was never meant to cover it.

In each case the building does not need more central capacity. It needs one space conditioned independently, on its own control, without opening ceilings to run duct to it. That is the problem a ductless system is actually good at.

It is also a problem that is easy to misdiagnose. If several rooms are off rather than one, the issue is usually distribution rather than capacity, and adding equipment treats the symptom — that is hot and cold spot work, and it is cheaper than a second system.

What we do

The work is straightforward, but the sizing is where it is won or lost.

  • Sizing against the actual load of the room — equipment, occupancy and exposure, not square footage alone
  • Installation of indoor heads and the outdoor unit, including line sets, condensate and electrical coordination
  • Service and repair for existing ductless equipment, whoever originally installed it
  • Filter and coil cleaning, which ductless heads need more often than most owners expect
  • Performance testing once the system is running, so you can see what it is delivering

Sizing is not a square-footage calculation

A server closet with four racks in it and a meeting room of the same size have almost nothing in common thermally. We size to the load the room actually carries, which on the commercial side frequently means equipment heat rather than people and windows. Oversizing a mini-split is the common mistake: it cools the air quickly, satisfies, shuts off, and never runs long enough to pull humidity out, so the room ends up cold and clammy instead of comfortable.

Getting that right is the same discipline as everything else we do — measure, diagnose, correct, measure again — applied to one room instead of a whole building.

Equipment and upkeep

We install Mitsubishi mini-splits, and we service ductless equipment regardless of brand or who installed it.

Ductless heads are filtered at the head rather than at a central cabinet, which means the filters are smaller, closer to the occupied space, and genuinely do need attention more often. Putting them inside a commercial maintenance agreement is the simplest way to make sure that happens — the same agreement can cover rooftop units and quarterly filter changes on the rest of the building.

If you are weighing ductless against a high-velocity approach for a space, we compare them on ductless versus high-velocity. For a room, a building or a quote, call our team or send us the details.
