Rooftop Unit Service & Replacement

Rooftop unit service, maintenance and replacement for retail stores, medical and dental offices, salons and small commercial buildings across the North Shore.

Rooftop equipment is out of sight until the day it is not. We service, maintain and replace RTUs for small commercial properties, and we document what we find so the next decision is an informed one.

Who we do this for

Retail stores, medical and dental offices, salons, and small commercial buildings. Properties where an outage means customers leave or appointments get cancelled, and where there is no facilities department to call — the person who notices the problem is usually the person running the business.

That shapes how we work. Scheduling goes around your operating hours. Findings get written down rather than described verbally to whoever happened to be at the counter. The whole commercial side of GV's is built around that.

What goes wrong on a roof

Rooftop units live outdoors through the full temperature swing of the year and run far more hours than residential equipment. Age tends to show up as a sequence of failures rather than one dramatic one — a contactor, then a capacitor, then something expensive.

The failures that cost the most, though, are usually the quiet ones. A unit that still blows cold air can be wasting a great deal of energy and conditioning the wrong space entirely, and nothing about it looks broken from the sales floor.

  • Economizers stuck closed, quietly costing money in every mild month
  • Sensors reading the wrong space, so the unit conditions a zone nobody is in
  • Schedules that never matched your actual operating hours
  • Curb adapters and transitions restricting airflow from the day they were installed
  • Filters changed late, which shortens the life of everything downstream
  • Condensate drains and pans that have started backing up unnoticed

We measure rooftop equipment too

The High-Performance approach is not a residential-only thing. Static pressure is still the blood pressure of the system, and a rooftop unit fighting a restricted curb transition is doing the same thing a furnace fighting an undersized return does: working harder, moving less air, and failing sooner.

So we take readings — static pressure, temperatures, airflow, combustion where applicable — and we take them again after a correction. It is the difference between telling you the unit is running and showing you what it is actually delivering.

Maintenance is most of the value

Commercial maintenance with us can include scheduled inspections, heating and cooling maintenance, priority service, documented equipment condition, quarterly filter changes and performance testing, on a customised schedule built around when your building is actually in use.

The documentation is the part owners come to rely on. When you are weighing a repair against a replacement, a written record of what has failed and when turns that into a business decision rather than a guess made under pressure on a hot afternoon. Our commercial maintenance page covers how the agreements are put together.

Air quality in an occupied commercial space is its own consideration, and the equipment on the roof is where a lot of it is decided — see indoor air quality for businesses.

Replacement, planned rather than emergency

We install Trane commercial rooftop equipment among others, and we service rooftop units regardless of brand. Sizing comes from a load calculation for the building as it is today rather than a match to the nameplate on the unit coming off — buildings change, and a lighting retrofit, a layout change or a shift in occupancy changes the load with them.

We plan changeouts around your operating hours so the business keeps running, and we test the new equipment out when it is in: static pressure, temperatures, blower speed and combustion analysis where it applies. Estimates are free, and if a full replacement is not yet warranted we will tell you that.
